Criteria

  • $100,000-$1,000,000 in net operating income

  • Population of 50k+ with diversified employment base  

  • Available financials with 3+ years of operating history 

  • City utilities preferred

  • Less than 25% park-owned-homes preferred

  • Both stabilized and value-add opportunities 

  • Valuation: Targeting a double digit stabilized yield on cost 

  • We avoid MHP and RV parks in California, Illinois, Pennsylvania, New York, Massachusetts, New Jersey, Connecticut, Oregon, New Hampshire and Vermont.

Chandler Capital is an active investor in real estate throughout the country with a focus on manufactured housing and self storage properties between $2,000,000-10,000,000. With flexible, permanent capital, we're also equipped to evaluate unique, distressed, and turnaround situations. 

Our portfolio consists of an ownership interest in over 2,000 mobile home sites throughout Texas, Michigan, Iowa, and Nebraska in addition to land and self-storage investments in Texas.

  • Located in Texas

  • Available financials with 2+ years of operating history

  • Stabilized opportunities, no value-add

  • Population of 50k+ with diversified employment base
